Affordable housing is a much needed commodity for Oxford City Housing. In response, we are working with Hill Group to develop up to 30 new homes on a challenging site in the quiet suburb of Iffley.
The site of the scheme has numerous constraints, with a prominent challenge being its restricted access due to a drop down into the flood plain on the western boundary.
Our response to the constraints generated by the site was crucial. We based the masterplan and the proposed house designs on Passivhaus principles whenever possible. By doing so, we avoided the risk of flood and increased opportunities for biodiversity.
The centre of the plan is car-free and has been transformed into generous landscaped ‘streets’, with a series of ‘rooms’ allowing opportunities for doorstep play, planting and rain gardens, seating and external dining.
These landscaped streets provide safe pedestrian and cycle access to the adjacent local centre and link to the playing fields and schools beyond.
