We are proud to have secured planning permission for the regeneration of Kneller Hall—a multi-phased masterplan that reimagines this historically rich site as the new home of Radnor House School, part of the Dukes Education family. The development will create modern teaching spaces and high-quality sports facilities for both pupils and the wider community. At its core is a vision to bring Kneller Hall back to life through the sensitive refurbishment of the Grade II listed building and its curtilage-listed structures, ensuring its legacy is preserved for future generations.

Located in Whitton, within the London Borough of Richmond, Kneller Hall has a rich history. Originally built around 1625 as a private residence, it was purchased by Sir Godfrey Kneller in 1709, the royal court painter to William and Mary. The estate changed hands several times before becoming home to the Royal Military School of Music in the mid-1800s until its closure in 2021. Today, the site has a mix of listed buildings and mid-20th-century structures scattered across the site, reflecting the layered historical development of the site.

The site will be transformed into an educational campus for students in years 7 to 13, accommodating up to 1,000 pupils. Dukes Education’s vision places Kneller Hall at the heart of the new sixth form, with a contemporary extension to house a new school library. Other heritage assets on site will also be brought into active use: the Guard House will become the new Music Department, and the former Band Practice Hall will serve as the school hall, with an extension designed for performances and events.

ADP led the masterplanning and architectural design for the project, working collaboratively with Dukes Education and the wider consultant team to develop a design that balances the adaptive reuse of the heritage assets and existing buildings, with the creation of new teaching facilities. A key challenge was navigating the sensitivities of building on a site with a diverse range of architecture structures, including multiple listed buildings and areas designated as Metropolitan Open Land. These constraints shaped a design approach rooted in retention and adaptation.

The planning process involved close consultation with the planning officers and conservation officers at London Borough of Richmond upon Thames, along with engagement with the local community. We’re pleased that the proposals received strong support, recognising the importance of bringing Kneller Hall back into public life while respecting its historical significance.

Sustainability has been a guiding principle throughout the project. The masterplan prioritises the adaptive reuse of buildings as a low-carbon alternative to new construction, alongside careful consideration of site-wide ecology, energy efficiency, and long-term building performance. Wherever possible, existing materials and structures are being retained and enhanced, supported by a landscape strategy that protects mature trees and strengthens biodiversity across the site.

External repair works to the listed buildings have already been completed, ensuring that the heritage assets are conserved while the broader redevelopment progresses. Construction works are expected to commence later this year.
